Designed and built for Scannell Properties, the Watson-Marlow Fluid Technology Solutions project consists of a 150,110-total-square-foot cGMP fluid path technologies manufacturing facility for the food, pharmaceutical, chemical, and environmental industries.

This 150,110 SF cGMP fluid path technologies manufacturing facility was designed to meet the specialized needs of the food, pharmaceutical, chemical, and environmental industries. The facility includes 66,330 SF dedicated to eight ISO 14644-1 Class 7 cleanrooms equipped with HEPA filtration, ensuring optimal air quality and contamination control for critical manufacturing processes. In addition to these cleanrooms, the facility houses a 39,140 SF, two-story office space for administrative and operational functions and a 37,020 SF warehouse for efficient material handling and storage. A 7,630 SF mechanical mezzanine supports the building’s critical infrastructure.

Built with durable concrete tilt-up wall panels, steel joists, and metal roof decking, the facility features a robust 60-mil TPO roof system with R-30 insulation, ensuring energy efficiency and thermal performance. The building boasts a 32-foot clear height, offering ample space for production and storage activities. It also includes four dock positions to streamline shipping and receiving operations, supported by substantial electrical services rated at 4,000 amps, 3,500 amps, and 3,000 amps. The ESFR fire protection system, enhanced with a diesel fire pump, guarantees reliable safety measures throughout the facility.

To support the complex manufacturing processes, the facility is equipped with process piping for owner-provided equipment, including compressed air, nitrogen, and vacuum systems. Three 2.5-ton capacity cranes facilitate heavy material movement and equipment installation. The facility's high-efficiency HVAC design ensures precise environmental control, vital for both the cleanrooms and production areas. In addition, the entire facility has earned LEED® certification, reflecting its commitment to energy efficiency, sustainability, and reduced environmental impact. This state-of-the-art facility integrates advanced utility connections and is designed to optimize both operational efficiency and compliance with strict industry standards.
