Designed and built for Munters, this project is a 435,000-total-square-foot build-to-suit manufacturing facility.

This 435,000 SF build-to-suit manufacturing facility is designed for commercial and industrial dehumidification systems. It features 60,000 SF of office space and a 30,000 SF mezzanine, designed to support both administrative and operational functions. It is equipped with 30 interior overhead cranes, each rated up to 40 tons, providing substantial lifting capacity for industrial applications.

Site work included a 60,000 SF retaining wall and a 600,000 CY cut/fill operation to prepare the building pad. The structure incorporates load-bearing precast concrete walls paired with an open web bar joist and girder steel frame roof system for strength and long-term durability. The 60-mil mechanically attached TPO roof system includes one layer of DensDeck for added protection.

Electrical systems are powered by two 5,000-amp services, supported by a shallow footing foundation. Access is provided through nine drive-thru doors and two delivery slip docks with removable railings. Mechanical and safety features include two 125 HP air compressors, an ESFR fire protection system, and an air source heat pump HVAC design. The facility also contains designated chemical and hazard storage areas, high-speed roll-up rubber doors for internal separation, and natural gas piping to support operations.
