Microlumen

Designed and built for Microlumen, this multi-phase project is a 73,070-total-square-foot high performance medical tubing manufacturing facility renovation and expansion.

This 73,070 SF medical tubing manufacturing facility renovation and expansion was completed while the existing facility remained fully operational. The project was executed in five phases, each tailored to different aspects of the medical tubing manufacturing process.

Phase 1 involved a 3,300 SF warehouse addition, featuring vertical lift modules for automated storage and retrieval, a 12” reinforced concrete slab, and 26' clear height. Polished concrete floors, LED lighting, and a 12.5-ton RTU connected to the existing chilled water system were added for enhanced efficiency.

Phase 2 focused on a 14,682 SF medical tubing manufacturing renovation, including 7,320 SF of ISO 8 cleanrooms. These rooms accommodate assembly, lab, packaging, and shipping/receiving operations. The cleanrooms feature epoxy flooring, washable ceiling tiles, and a compressed air system.

Phase 3 added 6,708 SF of production space for etching, mixing, and lab work, using masonry walls and steel roof framing with 24' clear height. It also included two walk-in coolers, one walk-in freezer, and fume extraction hoods. Exterior finishes included a stucco and green wall trellis system. The primary transformer was upgraded from 1000 kW to 1500 kW, and two 800 kW natural gas generators were installed.

Phase 4 involved a 31,100 SF assembly area for various operations like cutting, inspection, and flushing, along with offices and training rooms. The assembly area included epoxy flooring, a compressed air system, and a 277-gallon grease interceptor. A high-end café with a kitchen, pizza oven, and bar seating, plus an outdoor amenity area with a 9-hole putting green, were added to enhance employee amenities.

Phase 5 completed the project with a 17,276 SF buildout for extrusion, expander, glycol operations, and offices. It featured high-end finishes, Walkerduct in-floor electrical ducts, and a nitrogen system. A golf simulator suite was also added for employee recreation.
