Designed and built for KEMCO Industries, this project is a 100,050-square-foot manufacturing facility.

This 100,050 SF manufacturing facility has been thoughtfully designed to accommodate both current operations and future expansion needs. The building includes a 14,000 SF office space, ideal for administrative functions and staff work areas. The tilt-up construction ensures durability and quick installation, while maintaining a sleek and professional appearance. Inside, the facility is equipped with two 5-ton bridge cranes and one 3-ton bridge crane, which are essential for heavy material handling and production efficiency, streamlining workflows and improving overall productivity.

The facility's logistics are enhanced by six dock positions and seven drive-in doors, allowing for seamless loading, unloading, and access for a wide range of delivery vehicles. With a 28' clear height, the space is optimized for storage and flexible operations, providing ample vertical space for racking systems or large equipment.

One of the key features of this facility is its temperature-controlled warehouse, ensuring that products and materials are stored in a climate-regulated environment. The roofing system is constructed with a 60-mil TPO membrane, providing superior protection against weather elements, paired with R-25 insulation to enhance energy efficiency and maintain consistent temperatures inside the building.

The electrical infrastructure is robust, with a 4,000-amp electrical service to support high-energy demands for heavy equipment, production lines, and office operations. The facility is protected by an ESFR (Early Suppression Fast Response) fire protection system, offering advanced fire safety measures to meet stringent industrial standards.

In addition to the functional aspects, the site offers 133 car parking spaces, ensuring adequate capacity for employees and visitors. The facility is situated on a 20-acre site, with accommodations for a 100,000 SF future expansion, providing flexibility for future growth as business needs evolve. This forward-thinking design ensures that the facility can easily scale up to meet increased production demands or accommodate additional office space, reinforcing its role as a long-term asset for the company.
