FOOD PROCESSING & READY-TO-EAT MEAL ASSEMBLY FACILITY RETROFIT IN GIBBSTOWN, NJ

Designed and Built for Scout Capital Partners, this project is a 235,000 total square foot food processing and ready-to-eat meal assembly facility retrofit.

This project transformed a 235,000 SF facility into a highly efficient food processing and ready-to-eat meal assembly plant. The retrofit included significant updates to accommodate modern food safety and production standards. The facility is equipped with a 101,000 SF ready-to-eat packing area, designed to maintain a controlled 36°F environment, essential for processing perishable goods. A 93,000 SF cooler, also set at 36°F, provides ample space for cold storage, ensuring that products remain fresh throughout the production cycle. Additionally, a 20,000 SF freezer, maintained at -10°F, offers deep cold storage for frozen products, ensuring extended shelf life and efficient inventory management.

The facility is fitted with state-of-the-art R448A and R449A refrigerants, selected for their environmental benefits and energy efficiency. For logistics and distribution, twenty dock positions and one drive-in ramp were added, providing streamlined access for shipping and receiving. The electrical system was upgraded to an 8,000 amp service to meet the facility’s substantial power needs, and the 34-foot clear height allows for high-capacity storage and operational flexibility. To support the administrative functions and overall operations, the facility includes a 20,000 SF office area. The 7,200 SF maintenance area and a 1,800 SF battery charging station were included to optimize facility upkeep, equipment efficiency, and reduce downtime in production.

Safety and fire protection are key elements of the facility design, with an ESFR K-17 fire protection system installed to safeguard against fire hazards, especially in high-risk areas like the freezer and cooler spaces. The building is illuminated by energy-efficient LED lighting, further contributing to operational savings and sustainability. This extensive retrofit has transformed the facility into a modern food processing and distribution hub, capable of meeting the high demands of the ready-to-eat meal industry while maintaining stringent quality and safety standards.
