Dunkin' Donuts

Designed and built for Dunkin' Donuts, this project is a 90,000-square-foot build-to-suit bakery.

This project consists of an approximately 90,000 SF build-to-suit bakery developed for a global quick-service restaurant brand to support large-scale production and distribution of baked goods. The facility includes an approximately 5,000 SF office, a 3,000 SF mezzanine, and an 800 SF freezer dedicated to frozen baked goods storage, integrating production, warehouse, and administrative functions within a single building.

The building is constructed using precast concrete construction with steel joists and metal deck and is designed around 54-foot by 50-foot structural bays to support efficient production equipment layouts and material flow. The foundation system includes continuous concrete perimeter footings and spread footings, providing long-term structural performance.

Shipping and receiving operations are supported by twenty-two dock positions and one drive-in ramp, allowing high-volume inbound ingredient deliveries and outbound product distribution. Electrical infrastructure includes a 6,000-amp electrical service, supporting production equipment, refrigeration, and facility systems. Interior lighting is designed to provide 60 foot-candles, creating a well-lit manufacturing environment.

The roof assembly consists of a 60-mil TPO roof system with R-30 insulation, providing durability and energy performance. Site improvements include 67 car parking spaces and an onsite fueling station to support fleet operations. Fire protection is provided by a wet sprinkler system. The project was engineered to deliver a high-capacity food production facility with durable construction, efficient logistics, and infrastructure tailored to commercial bakery operations.
