Designed and built for a confidential client, this project is a 500,000-square-foot manufacturing facility.

This project consists of an approximately 500,000 SF manufacturing facility designed to support heavy industrial production, equipment assembly, and large-scale material handling operations. The building includes approximately 30,000 SF of office space and is constructed using tilt-up concrete construction, providing a durable structural system for demanding manufacturing operations.

The facility features three 70-ton overhead crane bays, with provisions for one future 100-ton crane bay and one additional 70-ton crane bay, supporting heavy equipment movement and future production expansion. The structural grid includes 54-foot by 50-foot column spacing, with 54-foot by 75-foot spacing in the center crane bay to accommodate larger equipment and assembly operations. Shipping and receiving infrastructure includes twelve dock positions and fourteen drive-in doors, including four 30-foot by 30-foot rubber doors, four 40-foot by 24-foot rubber doors, and six steel coiling doors, providing flexible access for oversized materials, equipment, and finished products.

Electrical infrastructure includes two 3,000-amp electrical services, providing substantial power capacity for manufacturing equipment and building systems. Fire protection is provided by an ESFR sprinkler system with K-25.2 sprinkler heads, while the roof assembly consists of a 60-mil TPO roofing system with R-30 insulation, supporting long-term durability and thermal performance.

Site improvements include approximately 900,000 SF of heavy-duty concrete pavement designed to accommodate frequent truck traffic, heavy equipment movement, and outdoor material staging. The development also includes 360 car parking spaces to support employees and visitors. The project was engineered to deliver a high-capacity manufacturing environment with extensive crane infrastructure, oversized building access, and durable site improvements designed for long-term industrial operations.
