Under construction for Chelsea Building Products, this project is a 230,000-total-square-foot built-to-suit manufacturing facility.

This project consists of an approximately 230,000 SF build-to-suit manufacturing facility designed to support heavy production operations with planned scalability. The site and building are configured to allow for a future expansion of approximately 170,000 SF, supporting long-term operational growth. The facility is rail served to accommodate importing of raw materials and improve logistics efficiency.

The building utilizes insulated precast concrete walls with structural steel framing and is designed with a 32-foot clear height. Production areas feature 100 SF x 50 SF structural bays, allowing flexible equipment layouts and efficient process flow. Material handling is supported by ten fully equipped dock positions and one drive-thru door to accommodate varied shipping and receiving needs.

Mechanical systems are designed to provide one air change per hour, supporting manufacturing ventilation requirements. Electrical infrastructure includes a 10,000-amp electrical service, sized for high-demand production equipment. The roof assembly consists of a 60-mil white TPO roof system, and interior lighting is provided by LED high-bay fixtures delivering 25 foot-candles at the floor.

Fire protection is provided by an ESFR fire protection system, supporting high-piled storage and manufacturing operations. The facility was engineered to deliver a durable, high-capacity manufacturing environment with efficient logistics, robust utilities, and future expansion capability.
