ARCO recently completed a 166,558-square-foot, seven-story self storage facility in Los Angeles, California, for repeat client, Banner Real Estate Group, a fully integrated real estate company specializing in the acquisition, development, and management of multifamily and self storage assets nationwide.
Located in the heart of Los Angeles, the self storage facility sits on a compact 0.56-acre urban site in the Koreatown neighborhood. Its zero property line construction maximizes buildable area, offering Banner Real Estate a high-value asset in one of the nation’s most competitive markets. Constructed above two existing underground Metro tunnels, the facility features cast-in-drilled-hole (CIDH) foundations and specialized bridge footings to ensure long-term stability.
The facility offers more than 107,000 square feet of rentable storage space, along with modern office and support areas. The conventional steel structure showcases insulated metal panel construction and siding façade, complemented by a high-performance 60-mil TPO roof system with R-30 insulation. The building also incorporates a 1,000-amp electrical service, energy-efficient LED lighting, and advanced sprinkler systems for safety and reliability.
