ARCO National Construction has completed the redevelopment of a 129,920-square-foot, two-building warehouse campus for WareSpace in Denver, Colorado. The renovation expands WareSpace's growing portfolio of flexible industrial facilities, providing adaptable warehouse and workspace solutions for entrepreneurs, contractors, e-commerce businesses, and other small business users.
The project includes 120,935 square feet of warehouse space and 7,795 square feet of office space across two existing buildings. As part of the redevelopment, ARCO performed a full interior demolition before reconfiguring the facilities into multiple tenant-ready units designed to accommodate a variety of operational needs.
The upgraded campus features 24 dock positions, two drive-in ramps, and two building entries to support efficient loading and circulation. New dock doors and loading equipment were installed, while high-bay lighting and upgraded 800 amp and 600 amp electrical services improve functionality throughout the warehouse spaces.
To support the facility's new use, ARCO completed comprehensive upgrades to the existing fire protection, plumbing, HVAC, electrical, and fire alarm systems. A custom racking wall system featuring uprights, beams, shelving, sheet metal wall panels, diamond plates, and trim provides flexible configurations that can adapt to a wide range of tenant requirements.
Exterior improvements included facility painting and repairs, along with a new asphalt overlay to enhance site durability and improve the overall appearance of the property.
The completed redevelopment further supports WareSpace's continued national expansion, delivering modern industrial space that offers the flexibility and operational capabilities needed by today's growing businesses.
