ARCO National Construction has delivered an additional 65,000 square feet of distribution space for repeat clients Crossgates, Inc. and Elmhurst, bringing the two-phase development to a combined 165,000 square feet. The project redevelops the former Brockway Glass Plant, transforming a nearly 20-acre, rail-served site in Canton Township, Washington County – once a deteriorating brownfield at the junction of Interstates 79 and 70 – into modern, high-quality distribution space.
Phase I delivered a 100,000-square-foot speculative distribution facility featuring 32-foot clear height, nine dock positions, and two drive-in ramps. Building on the success of the initial phase, ARCO completed Phase II, adding 65,000 square feet of distribution space, two additional dock positions, two additional drive-in ramps, and improvements to the facility’s dock and access configurations.
During Phase II, Lighthouse Electric, a regional electrical contractor specializing in electrical construction and prefabrication, was secured as the facility’s tenant. ARCO completed the tenant improvements to support the company’s operations, and Lighthouse Electric now occupies the entire 165,000-square-foot development. The facility accommodates the fabrication, assembly, and delivery of prefabricated electrical systems and components, providing additional capacity for Lighthouse Electric’s continued growth.
With both phases now complete, the development provides a combined 165,000 square feet of distribution space, a total of 11 dock positions, four drive-in ramps, two entries, and a 2,500-amp electrical service. Additional building features include tilt-up concrete construction with a conventional steel structure, a TPO roof membrane with R-21 insulation, and an ESFR fire protection system with a diesel fire pump.
