Crossgates, Inc.

Designed and built for Elmhurst Group, this distribution facility completed for Crossgates Inc. totals approximately 170,000-square-feet and is undergoing a two-phase expansion.

Phase 1 is complete and consists of an approximately 100,000 SF speculative warehouse, with a lease signed and a tenant improvement contract executed during speculative construction. The building is constructed using tilt-up concrete panels with a conventional steel structure and is designed with a 32-foot clear height. Shipping and receiving operations include nine dock positions, two drive-in ramps, and two building entries, supporting multi-tenant circulation and access. Electrical capacity is provided through a 2,500-amp electrical service. The facility includes a TPO roof membrane with R-21 insulation and an ESFR fire protection system with a diesel fire pump, and was delivered for multi-tenant use.

Phase 2 is currently under construction and consists of an approximately 70,000 SF expansion that extends the original facility while maintaining consistent building systems and performance criteria. Construction utilizes tilt-up concrete construction with a 32-foot clear height. The expansion adds two dock positions, two drive-in ramps, and a 1,500-amp electrical service. The roof system includes TPO roofing with R-21 insulation, and fire protection is provided by an ESFR fire protection system. Upon completion, the two phases will deliver a scalable, high-performance distribution facility designed for long-term operational flexibility.
