Designed and built for Elmhurst Group & Crossgates Inc., this distribution facility totals approximately 170,000 SF and was delivered across two phases.

Phase 1 consists of an approximately 100,000 SF warehouse, originally developed as a speculative facility before a lease was signed and tenant improvement work was incorporated during construction. The building utilizes tilt-up concrete panels with a conventional steel structure and features a 32-foot clear height. Shipping and receiving operations include nine dock positions, two drive-in ramps, and two building entries. Electrical infrastructure includes a 2,500-amp service, while the roof assembly consists of a TPO membrane with R-21 insulation. Fire protection is provided by an ESFR system with a diesel fire pump.

Phase 2 added approximately 70,000 SF to the original facility, expanding distribution capacity while maintaining consistent building systems and performance criteria. The tilt-up concrete expansion features a 32-foot clear height, two additional dock positions, two drive-in ramps, and a 1,500-amp electrical service. The addition also includes a TPO roof system with R-21 insulation and ESFR fire protection.

With both phases complete, the facility provides expanded warehouse capacity, efficient shipping and receiving infrastructure, and building systems designed to support long-term distribution operations.
