ARCO National Construction has completed a 74,261-square-foot build-to-suit distribution facility for repeat client Zippy Shell in San Jose, California. The project was developed to support the company’s continued growth and logistics operations within the highly competitive Bay Area industrial market.
The facility includes 72,490 square feet of warehouse space and 1,771 square feet of office space, along with a 6,000-square-foot exterior storage area. Constructed using tilt-up concrete with a hybrid roof deck, the building was designed to provide durability and long-term performance.
The warehouse features a 32-foot clear height and includes two dock positions and one drive-in ramp to support distribution and material handling operations. The facility is equipped with 2,500 amp electrical service and high-bay, motion-activated LED lighting to enhance energy efficiency and operational visibility.
Additional building systems include an ESFR fire protection system with a diesel fire pump. The site incorporates a bioretention facility along the warehouse perimeter to support stormwater management and sustainability goals.
Site improvements include automated entry gates, 41 car parking spaces, and 11 building entries to support operational access and circulation throughout the facility.
The completed project builds on ARCO’s ongoing partnership with Zippy Shell, delivering a modern distribution facility designed to support efficient logistics operations and continued expansion in key markets.
