ARCO National Construction has completed a 140,031-square-foot speculative warehouse for Altman Logistics Properties, LLC in Parsippany, New Jersey. Designed to accommodate a range of future industrial users, the new facility combines modern warehouse capabilities with flexible office and loading configurations.
The building includes 2,500 square feet of office space and features a 36-foot clear height, 20 dock positions, and two drive-in ramps. A primary entry feature serves the current office area, while the building was planned with the flexibility to accommodate a second future office and entrance as tenant needs evolve.
The warehouse incorporates 50-foot column spacing and 50-foot bays to provide an open, adaptable interior layout for future distribution and logistics operations. The site also includes 81 car parking spaces.
Additional building infrastructure includes 2,500 amps of electrical service, a mechanically attached TPO roof system, shallow foundations, and an ESFR fire protection system. Constructed with tilt-up concrete walls, the facility was designed for long-term durability and efficient operation.
The project also achieved LEED Silver certification, reflecting a focus on resource efficiency and sustainable building practices throughout the development.
The completed facility provides Altman Logistics Properties with a modern speculative industrial asset designed to adapt to evolving tenant requirements while supporting long-term performance in the Northern New Jersey market.
