Ambrose Property Group

Under construction for Ambrose Property Group, this project is a 90,000-square-foot build-to-suit distribution and manufacturing facility.

This project consists of an approximately 90,000 SF build-to-suit distribution and manufacturing facility designed to support production, research, and administrative operations. The building includes more than 20,000 SF of office space and over 10,000 SF of electronics laboratory buildout, providing specialized environments for engineering, testing, and technical development.

The facility is being constructed using precast concrete construction and is designed with a 32-foot clear height to support flexible manufacturing and warehouse operations. The floor system includes a fiber-reinforced slab-on-grade, engineered to accommodate equipment loads and long-term operational durability.

Logistics operations will be supported by four fully equipped dock positions, allowing efficient inbound and outbound material movement. Sustainability features include rooftop solar panels, contributing to reduced energy consumption and supporting the project’s goal of achieving LEED Gold certification. The project is being delivered to provide a durable, high-performance manufacturing and distribution environment with integrated office and laboratory capabilities.
