Utilizing our tried-and-true design-build methodology, ARCO proudly brought our clients’ visions to life on projects across industry types coast to coast in 2023. From projects built through winter on accelerated schedules to navigating supply chain challenges, ARCO took on even the most demanding projects, providing clients with cost-saving solutions and the very best customer experience. We attribute this year of superbly built facilities to the expertise of our staff, our ability to fully comprehend project scope, and a steadfast dedication to safety, quality, value, budget, and schedule.
Below are 23 of the hundreds of design-build projects ARCO worked on in 2023.
Domino’s
111,734 SF Dough Processing & Cold Storage Facility | Crown Point, Indiana
ARCO completed a 111,734 SF dough processing and cold storage facility for repeat client Domino’s in Crown Point, Indiana. The state-of-the-art supply chain center features automated technology, including ingredient batching, mixing and portioning, weight adjustment, tray stacking, and a spiral cooler, which is capable of producing up to 80 million pounds of dough annually. Additional features include a 5,200 SF -10°F freezer, a 4,500 SF 35°F cooler, a 9,800 SF cold dock, and a 3,300 SF dry dock. This is the second project ARCO and Domino’s have partnered to complete.
National Development | Lowe’s | Wayfair
Two-Building Industrial Development | East Hartford, Connecticut
ARCO’s New England division neared completion on two build-to-suit distribution facilities totaling more than 2.5 million square feet for National Development and end-users Lowe’s and Wayfair in East Hartford, Connecticut. Lowe’s will occupy the 1,300,000 square foot facility within the park as part of its national distribution expansion plan announced in 2020. The distribution center will provide daily shipments of large items such as riding mowers and will supply more than 119 stores across the Northeast. The adjacent 1,215,169 square foot facility will be occupied by Wayfair. The online retailer plans to utilize the space to scale its fulfillment offerings for suppliers and to strengthen the shopping experience for customers throughout New England.
Scannell Properties | Plant Prefab
270,000 SF Manufacturing Facility | Arvin, California
ARCO’s Pacific Coast division completed a 270,000 SF manufacturing facility for repeat developer client Scannell Properties and end-user Plant Prefab. Located in Arvin, California, the project serves as Plant Prefab’s first automated facility and regional production hub for the custom home builder’s panelized and modular building components. The new facility will greatly increase Plant Prefab’s production capacity, allowing the company to take on high-volume housing projects and expand service to the entire Western U.S.
Weston, Inc. | Cleveland Cold Storage
156,000 SF Cold Storage Facility | Cleveland, Ohio
ARCO’s Cleveland division completed a 156,000 SF cold storage facility for repeat developer client Weston, Inc. The project brings much-needed temperature-controlled space to the region and provides customers with a full range of storage and distribution services. Neighboring Orlando Baking Company occupies approximately 30,000 SF of the facility. Located on 17 acres along Cleveland’s Opportunity Corridor, the strategically placed facility provides users with easy access to I-77 and I-490. It is also expected to bring approximately 70 new jobs to the local market.
Block Real Estate Services | TPA Group
1,071,077 SF Distribution Facility | Kansas City, Missouri
ARCO’s Kansas City division completed a 1,071,077 SF distribution facility for Block Real Estate Services and TPA Group. The 56-acre development is located within the 175th Commerce Centre industrial park in Olathe, Kansas, providing tenants with immediate access to I-35. Facility features include tilt-up construction, 40’ clear height, 208 dock positions, four drive-in ramps, up to 714 car and 295 trailer parking spaces, 75’ speed bays, high-bay LED lighting, an ESFR fire protection system, and more. The project also included extensive site development of the 220-acre industrial park, such as stormwater detention basins and 3,000 LF of roadway improvements to upgrade Hedge Lane from a 20′ gravel road to a 40′ paved road with concrete sidewalks, street lights, and park utilities.
Fuhrer Eagle Sales & Service
350,000 SF Beverage Distribution Facility | Pittsburgh, Pennsylvania
ARCO Beverage Group completed a 350,000 SF, state-of-the-art beverage distribution facility for Fuhrer Eagle Sales & Service in Pittsburgh, Pennsylvania. The facility features a 211,647 SF CEW, 29,783 SF draught cooler, 21,833 SF ambient warehouse, 28,666 SF office, and more. ARCO is proud of our continued partnership with Fuhrer Eagle Sales & Service, and we look forward to seeing the positive impact the facility will have on their business and community.
Cypress Cold Storage
207,285 SF Cold Storage Facility | Springdale, Arkansas
Construction continued throughout 2023 on a 207,285 SF cold storage facility for Cypress Cold Storage, a provider of temperature-controlled warehouse space and value-added services for the food sector. Located in Springdale, Arkansas, the facility will feature more than 170,000 SF of temperature-controlled space, including a blast freezer and multiple convertible freezers capable of accommodating a range of temperature requirements from -5°F to 28°F. The freezer space will have a clear height of 34’6” and will include max density racking, allowing for more than 22,000 pallet positions. The project is expected to bring approximately 50 jobs to Northwest Arkansas, an industry-leading region in food distribution and transportation.
Camber Development
294,000 SF, Two-Building cGMP/Manufacturing Campus | Bedford, Massachusetts
ARCO’s New England division is partnering with Camber Development on a speculative 294,000 SF, two-building cGMP/manufacturing campus! The life science development is strategically located in the innovation and manufacturing hub of Bedford, Massachusetts, with convenient access to I-95 and Route 3. Each 147,000 SF building will feature a highly functional and flexible design with 40’ clear height, a 42,000 SF mezzanine, more than 100,000 SF of warehouse space, 8,000 amp electrical capacity, and 6 dock positions. Additional features will include structural steel construction with insulated metal panel and curtain wall facades, shallow foundations, and roof systems with vapor barriers and accommodations for future tenant MEP equipment.
MilliporeSigma
153,000 SF Specialty Storage Facility | Allentown, Pennsylvania
ARCO is nearing completion on a 153,000 SF build-to-suit specialty storage facility for repeat client MilliporeSigma. Located in Allentown, Pennsylvania, the facility will feature 17 specialty storage spaces with H2, H3, and H4 classifications, cooler space, 35’ clear height, and load-bearing tilt-up construction. This is the second project ARCO and MilliporeSigma have partnered to complete.
Standard Beverage Corporation
83,000 SF Beverage Distribution Facility & Office | Kansas City, Missouri
ARCO’s Kansas City division partnered with repeat client Standard Beverage Corporation on an 83,000 SF Class A office and beverage distribution facility. Located in the greater Kansas City area, the facility will feature a 26,000 SF corporate office, 57,000 SF ambient warehouse, 3,000 SF corporate training/hospitality suite, and 2,800 SF graphics room. Additional features include a conventional steel structure with tilt-up construction, 32’ clear height, a thin brick veneer façade, and a decorative hospitality patio with pergola, fire pits, and stamped concrete.
Winstanley Enterprises | Agri-Mark | Eppendorf
501,500 SF Cold Storage Facility | Enfield, Connecticut
ARCO’s New England division partnered with Winstanley Enterprises to complete a 501,500 SF cold storage facility for end-users Agri-Mark and Eppendorf. Agri-Mark, a premier dairy farmer cooperative in the Northeast, occupies 260,500 SF of the facility, with the remaining portion occupied by Eppendorf, a leading life science company that develops and sells instruments, consumables, and services for liquid, sample, and cell handling in laboratories worldwide. Construction details include a 176,460 SF warehouse, 34,678 SF 0°F freezer, 20,969 SF 35°F cooler, 19,256 SF dry dock, 6,149 SF 45°F cold dock, and 3,420 SF office.
Gateway Studios & Production Services
Production Services & Rehearsal Facility | St. Louis, Missouri
ARCO is partnering with Gateway Studios & Production Services on a 32-acre development in St. Louis, Missouri. The project will be the largest production services and rehearsal facility of its kind in the U.S. Gateway Studios will offer turnkey multi-studio manufacturing and production services for the live music, entertainment, and corporate event industries. The 52,500 SF Studio 80 features an 80-foot grid height and will serve as a practice facility for stadium-size tours. The campus will also have three additional state-of-the-art studio facilities, Studios 75, 65, and 50.
Temescal Wellness
71,400 SF Cannabis Grow Facility | North Adams, Massachusetts
ARCO’s New England division completed a 71,400 SF cannabis grow facility in North Adams, Massachusetts that is capable of producing up to 300 pounds of marijuana per week. The renovation project included a 61,800 SF production area, 23,500 SF plant canopy, state-of-the-art automation equipment, a -20°F freezer and freeze-drying vault, and LED lighting including 1,376 grow lights. The project is expected to bring approximately 80 new jobs to the area.
CITY Furniture
1,388,444 SF Furniture Warehouse & Showroom | Tampa, Florida
ARCO’s latest project completed for repeat client CITY Furniture was awarded the CoStar Impact Award for Commercial Development of the Year for Tampa. The 1,388,444 SF distribution facility and showroom was selected by a panel of local industry professionals for its impact on the local market, including bringing approximately 500 new jobs to the region. The 87-acre development includes more than 1,000,000 SF of warehouse space, as well as a nearly 200,000 SF, two-story showroom making it one of the largest furniture destinations in the state.
Foxfield, LLC
Two-Building Industrial Development | Windsor, Connecticut
ARCO began construction on a two-building industrial development for repeat client Foxfield, LLC in Middletown Township, Pennsylvania. The Lower Bucks Logistics Hub will include two Class A distribution facilities totaling approximately 814,567 SF. The northern parcel will feature a 361,457 SF rear-loading facility. The southern parcel will feature a 453,110 SF cross-dock facility. The development is strategically situated to provide easy access to I-295, I-95, Route 1, and Route 13, allowing for distribution up and down the Northeast and Mid-Atlantic markets. ARCO and Foxfield are also partnering on a 170,300 SF distribution facility in Windsor, Connecticut.
Performance Food Group
Seven Cold Storage Facilities | Major Markets Nationwide
In 2023, ARCO partnered with repeat client Performance Food Group on seven projects in major markets nationwide, including three new cold storage facilities totaling nearly one million square feet in Houston, Richmond, and Denver. Throughout our long-term partnership, ARCO and Performance Food Group have partnered on more than 35 projects. We are proud to be part of PFG’s growing business!
Marcus Partners | Munters
435,000 SF Manufacturing Facility | Amesbury, Massachusetts
ARCO’s New England division is partnering with repeat developer client Marcus Partners on a 435,000 SF manufacturing facility for Munters, a global leader in energy-efficient air treatment and climate solutions. Located in Amesbury, Massachusetts, Munters will use the new facility to house its desiccant dehumidification products and services for the North American market. Project features will include chemical and hazardous storage areas, natural gas piping, 11 interior overhead cranes, a 26,800 SF mezzanine, a 61,500 SF office, and more.
Republic Wire
320,000 SF Distribution Facility | West Chester Township, Ohio
ARCO’s Cincinnati division is partnering with Republic Wire, one of the largest producers of copper wiring in the country, to complete a 320,000 SF distribution facility in West Chester Township, Ohio. The facility comes in response to the company’s exponential growth and will house its corporate headquarters and create approximately 40 full-time jobs. Features will include nearly 300,000 SF of distribution space, a 7,500 SF mezzanine, 12 dock positions, 26’ clear height, and a 15,000 SF, 2-story office.
Scannell Properties | Confidential Client
150,000 SF Manufacturing Facility | Devens, Massachusetts
ARCO’s New England division completed a state-of-the-art manufacturing facility for repeat developer client, Scannell Properties and a confidential end user. The 150,000 SF cGMP manufacturing facility features eight ISO14644-1 Class 7 cleanrooms, compressed air, nitrogen and vacuum process piping, and more. The project is expected to bring more than 150 local jobs to the Devens, Massachusetts area, which was strategically chosen for its close proximity to Boston’s thriving life science hub.
Adams Beverages
113,862 SF Beverage Distribution Facility | Leland, North Carolina
ARCO Beverage Group completed a 113,862 SF beverage distribution facility for repeat client Adams Beverages of NC, LLC! Located in Leland, North Carolina, the facility features a 5,511 SF draught cooler, 80,291 SF CEW, 4,942 SF back-in loading area, 6,000 SF cooperage canopy, 3,267 SF maintenance building, 3,509 SF POS area, and 10,342 SF office. This is the third project ARCO and Adams Beverages have partnered to complete, including an 83,450 SF distributorship renovation and a 91,530 SF distributorship expansion.
Kemco
100,050 SF Manufacturing Facility | Sanford, Florida
ARCO completed a 100,050 SF manufacturing facility in Sanford, Florida, for KEMCO Industries. The new facility was built to replace the indoor metal fabrication and electrical panel manufacturing company’s existing space and nearly double its capacity. The 20-acre development features a temperature-controlled warehouse, two 5-ton bridge cranes, one 3-ton bridge crane, 28’ clear height, and tilt-up concrete construction. The facility also has accommodations for a 100,000 SF future expansion.
Brennan Investment Group | Zippy Shell Incorporated
118,660 SF Distribution Facility | Bartlett, Illinois
ARCO completed a 118,660 SF build-to-suit distribution facility two months ahead of schedule for Brennan Investment Group and Zippy Shell Incorporated, a portable storage and moving company that delivers storage containers directly to users’ homes or businesses. Throughout construction, ARCO implemented several proactive solutions to finish the project early, including expediting earthwork and foundation preparations to begin precast panel erection ahead of schedule and working diligently to maintain the integrity of the building pad throughout winter.
Overland Property Group
89,180 SF, 4-Story Affordable Housing Development | Steamboat Springs, Colorado
ARCO is partnering with repeat client Overland Property Group on an 89,180 SF, 4-story affordable housing community in Steamboat Springs, Colorado. The Anglers Four Hundred project will include 75 one-, two-, and three-bedroom units. Indoor amenities will include a fitness area, mail center, and community kitchen space. Outdoor amenities will include a playground, community garden, and second-floor rooftop patio with cooking space, seating area, and fire features.
