Design-Build Retrofit & Renovation Solutions

DESIGN-BUILD RENOVATION & RETROFIT SOLUTIONS

For many companies seeking to increase capacity in response to consumer-driven success, addressing this need is more complex than simply building a new facility or expanding an existing space. Often times, choosing to retrofit or renovate an existing space rather than build new is a more cost effective and functional solution. This is especially true in markets where greenfield sites are scarce and permitting processes can be exceptionally long. Additionally, current market conditions such as unpredictable material and equipment pricing and supply chain disruptions are making new-builds and expansions especially challenging. By choosing to renovate a current facility or retrofit an existing warehouse development, companies can achieve the facility needs of their growing businesses.

RENOVATION & RETROFIT BENEFITS

Choosing to renovate or retrofit an existing space rather than build new has many benefits beyond capital cost savings. Owners who choose to retrofit experience a quicker speed to market, as valuable schedule time is saved because the building shell and infrastructure is already in place. This is especially beneficial in today’s economy as the industry continues to see long lead times for materials such as joist/deck.

Additionally, as companies, especially those in the ecommerce and food and beverage industry, look to increase efficiency in order to meet today’s consumer demands of speedy delivery, location is becoming increasingly more important. Owners can maintain the location benefits of their current facility by choosing to renovate rather than relocate. However, retrofitting an existing ideally located warehouse is also a viable option in some cases. Choosing to retrofit a current space or an existing warehouse development can help owners decrease delivery time and increase shelf life of their products if perishability is of concern.

Retrofitting a current space or an existing warehouse development also gives companies ample space for the necessary technology, equipment, and automation upgrades needed to increase capacity and overall efficiency.

OVERCOMING MARKET CHANGES WITH DESIGN-BUILD RENOVATION & RETROFIT SOLUTIONS

As material and equipment pricing throughout the construction industry continues to rise at an unpredictable pace and supply chain interruptions remain, many companies that have seen consumer behavior-driven success and an increase in revenue are unable to add new facilities or expand existing assets.

By choosing to retrofit an existing facility, owners can reap the benefits of design-build, firm lump sum construction pricing regardless of market volatility. ARCO is able to complete preliminary design during the proposal process, and the owner benefits now more than ever from the speed at which design-build delivery moves.

Our work in the proposal phase enables us to move quickly through the design and buyout phases to secure material pricing once a project is awarded. In normal circumstances, this is extremely beneficial for owners, but is now critical to overcome supply and demand disruptions.
