COLD STORAGE AND DISTRIBUTION FACILITY IN CITY OF INDUSTRY, CA

Designed and built for The Chefs' Warehouse, this project is an 240,000-square-foot cold storage facility tenant improvement.

This project consists of an approximately 240,000 SF cold storage facility tenant improvement designed to support a wide range of food distribution and processing operations. The buildout includes a 60,000 SF dry warehouse, a 20,000 SF -10°F freezer, and an 20,000 SF office area, along with multiple temperature-controlled environments to support diverse product types. Active cold spaces include a 20,000 SF 40°F cold dock, a 10,000 SF 34°F deli and dairy cooler, and a 10,000 SF 34°F to 60°F produce cooler, providing operational flexibility within a single facility.

Additional operational areas include a 600 SF repack and wash-down room, supporting sanitation and handling requirements. The tenant improvement was designed with future expansion in mind, incorporating 50,000 SF of future fish and meat processing space, 20,000 SF of future cooler space, and 10,000 SF of future freezer space. The project was engineered to allow phased buildout while maintaining uninterrupted operations.

The facility layout supports efficient product flow between dry, refrigerated, frozen, and processing areas. Systems and infrastructure were coordinated to accommodate current operations while providing capacity for future cold storage and processing demands. The tenant improvement was executed to deliver a flexible, high-performance cold storage environment with long-term adaptability.
