Designed and built for Targan, this project is a 100,000-total-square-foot speculative pharmaceutical facility.

This 100,000 SF speculative pharmaceutical manufacturing facility repurposed a former grocery store into a state-of-the-art lab and production space. The renovation includes 80,000 SF dedicated to lab and manufacturing functions and 20,000 SF of office space, ensuring efficient operations and administrative support within the same footprint. The building has a clear height of 18'-6", allowing for ample vertical storage and equipment installation.

Designed with functionality in mind, the facility features three dock doors, three dock positions, and two drive-in doors, making it highly adaptable for shipping and receiving. The parking layout includes 332 spaces, accommodating the needs of employees and visitors. The roof system is upgraded with R-30 TPO roofing, and a reinforced platform has been added to support a mechanical penthouse, enhancing the building's operational efficiency.

As a multi-functional space, this facility will serve the biomanufacturing, pharmaceutical, cell and gene therapy, life sciences, and light manufacturing industries. Its location is highly desirable, providing first-of-its-kind lab and biomanufacturing use tailored to meet the specialized demands of these sectors. This adaptive reuse project maximizes the potential of an existing structure, creating a flexible and high-performance environment that meets the evolving needs of advanced manufacturing and life sciences.
