Sysco

This project, designed and built for Sysco, is a 150,000-square-foot cold storage facility and office tenant improvement.

This project consists of an approximately 150,000 SF cold storage and office tenant improvement designed to support multi-temperature food distribution and processing operations. The buildout includes a 30,000 SF -5°F freezer, a 20,000 SF 34°F cooler, a 20,000 SF cold dock, and an approximately 10,000 SF office, along with supporting spaces including a 10,000 SF dry dock, additional coolers and freezers ranging from 28°F to -15°F, dedicated dough operations space, and a dock office to support logistics coordination.

All freezer, cooler, and cold dock areas were constructed using box-in-box insulated metal panel systems to maintain thermal separation and energy efficiency within the existing shell. Refrigeration is provided by a Freon refrigeration system engineered to serve multiple temperature zones. Fire protection includes an in-rack sprinkler system designed for cartoned expanded plastics, addressing high-hazard storage requirements. Structural upgrades include steel beam reinforcement to support rooftop HVAC and refrigeration equipment.

Material handling operations are supported by twenty-two hydraulic dock positions and forty battery charging stations to serve electric lift equipment. Electrical infrastructure includes a 4,000-amp electrical service, sized to support refrigeration, material handling, and future operational demands. The tenant improvement was engineered to deliver a high-capacity, code-compliant cold storage environment with efficient logistics flow and long-term operational performance.
