Designed and built for Scooter's Coffee and Harvest Roasting, this warehouse is a 181,033-total-square-foot freezer/cooler distribution facility conversion.
This 181,000 SF cold storage conversion is designed to support large-scale roasting, storage, and distribution operations. The facility includes a 141,000 SF dry warehouse for ambient storage, a 21,000 SF -10°F freezer for frozen inventory, and a 6,000 SF cold dock with temperature ranges from 34°F to 36°F to accommodate perishable product handling. A 6,500 SF office space is included to support administrative, management, and logistics functions.
The building is constructed with insulated tilt-wall panels and features a 60-mil mechanically fastened TPO roof system with R-20 insulation, ensuring durability and energy efficiency. Refrigeration is supported by an R449A refrigerant system, along with an upgraded electrical infrastructure consisting of an existing 1,200-amp service and a new 1,600-amp service. The facility has a 32’ clear height to maximize storage capacity and improve operational flow.
Dock infrastructure includes 18 dock positions and two drive-in ramps, providing efficient access for inbound and outbound product movement. This cold storage conversion delivers a modern, high-performance facility equipped to handle production, storage, and distribution at scale.
This cold storage facility combines modern design, robust infrastructure, and efficient systems to support large-scale temperature-controlled logistics, ensuring reliable performance in demanding operational environments.
