COLD STORAGE DISTRIBUTION FACILITY IN OMAHA, NE
Designed and built for Scannell Properties, this project is a 150,00-square-foot cold storage distribution facility for end-user, Scooter's Coffee.
This project consists of an approximately 150,000 SF cold storage distribution center designed to support multi-temperature food distribution and refrigerated logistics. The facility includes an approximately 90,000 SF warehouse, a 40,000 SF -10°F freezer, a 10,000 SF 36°F cold dock, and an 10,000 SF office, providing integrated warehouse, administrative, and temperature-controlled operations.
The building is constructed using tilt-up concrete construction and is designed with a 32-foot clear height to support high-density racking and efficient material handling. Refrigeration is provided by a Freon refrigeration system engineered to maintain freezer and cold dock temperatures while supporting continuous distribution operations.
Shipping and receiving operations are supported by twenty dock positions and one drive-in ramp, allowing efficient inbound and outbound product movement. Electrical infrastructure includes a 3,000-amp electrical service and twenty battery charging stations to support electric material handling equipment. The roof assembly consists of a 60-mil TPO roof system, providing long-term durability and weather protection. The project was engineered to deliver a high-performance cold storage facility with reliable refrigeration, efficient logistics flow, and durable industrial construction.
