National Property Holdings, in collaboration with Performance Food Group, has developed a substantial food distribution facility in Houston, TX, encompassing a total of 275,000 square feet. The facility includes various specialized areas such as a 108,989 square foot warehouse, a 48,243 square foot freezer maintained at -10°F, and a 42,616 square foot cold dock kept at 40°F. Additionally, the complex houses a 28,962 square foot office space and multiple coolers with sizes of 26,585 square feet, 2,763 square feet, and 1,970 square feet, all maintained between 34°F and 55°F. There is also a 1,160 square foot freezer with a temperature of -20°F.

The building’s construction features insulated metal panels (IMP) and is equipped with a durable 60-mil TPO roof system. With a clear height of 32 feet, the facility offers 41 dock positions and one drive-up ramp, ensuring efficient logistics and distribution operations. The electrical service provided is robust, with a capacity of 3,000 amps, supporting the ammonia refrigeration system that maintains the necessary cold storage conditions.
To enhance operational efficiency, three multi-shuttle storage systems have been installed within the facility. There is also a vehicle maintenance facility on-site, which includes a truck washing station and a fuel island. The design also accommodates future expansion, ensuring the facility can grow to meet increasing demands.
