Designed and Built for Performance Food Group and Vistar, this cold storage project is a 320,000 total square foot foodservice distribution facility renovation and conversion.

This project consists of an approximately 320,000 SF foodservice distribution facility renovation and conversion, reconfigured to support high-volume dry, frozen, and automated order fulfillment operations. The scope includes a 320,000 SF dry warehouse, a 70,000 SF dry dock, a 10,000 SF -10°F freezer, a 10,000 SF office, and a 5,000 SF mezzanine, integrated into a highly automated distribution layout.

The facility utilizes insulated metal panel (IMP) construction with a split Freon refrigeration system serving the freezer and temperature-controlled areas. The building is designed with a 36-foot clear height and includes forty-three dock positions to support outbound foodservice distribution. The roof assembly consists of a 60-mil TPO roof system with R-26 insulation, providing durability and thermal performance.

Automation systems are a core component of the facility and include a three-story mezzanine pick module, a two-story mezzanine for packaging workstations, four automated “Perfect Pick” system bays, a full motor-driven conveyor packaging system, an overhead monorail structure, and an automatic flow rack roller system. The renovation was engineered to support high-throughput order fulfillment, automation integration, and efficient foodservice distribution operations.
