Designed and Built for Performance Food Group, this cold storage project is a 215,200 total square foot foodservice distribution facility.

ARCO completed two projects on this building - the original 137,852 SF distribution center with a strategic 77,350 SF foodservice distribution facility expansion designed to meet the growing demands of the logistics and foodservice industries. The original facility included 6,000 SF of modern office space and an additional 1,100 SF warehouse office, fostering administrative and operational efficiency. It was equipped with advanced cold storage capabilities, featuring a 15,000 SF -10°F freezer and a 4,000 SF 36°F cold dock, all integrated within a 30’ clear-height structure to maximize storage capacity and ease of movement for large-scale operations. The 77,350 SF expansion amplifies the facility’s capabilities by introducing additional temperature-controlled environments, including a 15,342 SF -10°F freezer, a 9,181 SF 36°F cooler, and a 5,390 SF 36°F cold dock. This expansion also adds dry storage space to further accommodate diverse storage needs.

Safety and sustainability are at the forefront of this facility, with a double interlocked pre-action fire suppression system specifically installed for the freezer area and a warehouse ESFR system supported by a dedicated fire pump. These measures ensure robust protection against potential fire hazards while adhering to industry safety standards. The facility also boasts a 45 mil TPO roof system with varying insulation values of R-37, R-24, and R-18 to promote energy efficiency and reduce operational costs.

The site posed unique challenges as it was built on the former Chrysler Stamping Plant, showcasing the project team's expertise in adapting to complex brownfield redevelopment. The combination of insulated tilt-up construction, precision fire suppression systems, and robust refrigeration technology ensures that both the main facility and the expansion meet the highest standards of operational efficiency and safety. By addressing both current logistical demands and future scalability, this dual-faceted project sets a new benchmark for integrated distribution facilities in the foodservice and logistics sectors.
