Performance Food Group

Designed and built for Scannell Properties, this cold storage project is a 275,000-square-foot foodservice distribution facility for Performance Food Group.

This approximately 275,000 SF foodservice distribution facility was designed to support dry storage, refrigerated distribution, freezer storage, fleet operations, and office functions within one coordinated campus. The building includes approximately 110,000 SF of dry warehouse space, 30,000 SF of office space, a fleet maintenance facility with a fuel island, and a test kitchen. Construction combines insulated metal panels and tilt-up concrete, providing a durable enclosure for refrigerated and dry storage operations. The facility has a 32-foot clear height and 41 dock positions to support high-volume receiving and outbound distribution.

Temperature-controlled areas include an approximately 40,000 SF cold dock, approximately 50,000 SF of freezer storage, and approximately 30,000 SF of meat coolers. The freezer program includes dedicated ice cream freezer space, while cooler areas support products requiring multiple storage temperatures. Mezzanines provide additional operational space within the facility.

Material handling infrastructure includes three bays of multi-shuttle automated racking to increase storage density and support efficient product movement. Building systems include 2,000-amp and 3,000-amp electrical services with generator backup, an ammonia refrigeration system with a mini-penthouse, and a 60-mil TPO roof system. The completed facility provides the refrigerated capacity, dock access, automation, and fleet support required for large-scale foodservice distribution.
