Designed and built for InterChange Group, this warehouse is a 319,000-total-square-foot freezer/cooler distribution facility.

This 319,000 SF cold storage facility is designed for large-scale operations, featuring a 117,900 SF cold storage area equipped with a semi-automated material handling system as well as battery charging stations. The facility boasts a 38-foot clear height and a 60-mil, mechanically attached, white TPO roof membrane. A Freon refrigeration system supports a -10°F freezer and a 36°F cold dock, ensuring precise temperature control. The structure includes a six-inch reinforced floor slab with insulated metal panel (IMP) construction for thermal efficiency.

A 201,100 SF expansion, also completed by ARCO, added significant capacity, including a 179,000 SF -10°F convertible freezer and cold dock area. The expansion also incorporates QuickFreeze racking positions and capabilities, along with a 13,000 SF repack area and a 9,100 SF, two-story office. The facility utilizes a semi-automated turret truck system with a very narrow aisle (VNA) configuration for optimal storage density. The defined drive-aisle floor slab meets precise F-min specifications for smooth operation.

Additional features include Freon refrigeration with rooftop penthouses and accommodations for future rail access, further enhancing the facility's versatility and scalability. This facility is engineered for efficiency and future growth in the cold storage and distribution sectors.
