ARCO’S METHODOLOGY RESULTS IN SUCCESSFUL PROJECT DELIVERY FOR HUNT ADVANTAGE GROUP, LLC
ARCO recently completed a 54,864 SF cold storage facility and office in Paris, Kentucky for Hunt Advantage Group, LLC/Pizza Wholesale of Lexington, Inc., a founding distributor of Hunt Brothers® Pizza. After facing many challenges with the original contractor chosen to complete the project, Hunt Advantage Group, LLC partnered with ARCO.
Before choosing to work with ARCO, Hunt Advantage Group, LLC spent more than a year developing plans, layout, details and more, all before a firm cost was determined. This not only required a significant upfront investment, but also a large unnecessary delay in beginning construction.
After meeting with ARCO Vice President, Russell Gall, at a tradeshow and learning about how ARCO’s design/build methodology could address the issues they were facing during their current construction process, Hunt Advantage Group, LLC decided to engage ARCO to potentially complete the project.
Utilizing a collaborative design/build approach, ARCO was able to work with our in-house design team to provide a lump sum estimate upfront. This not only provided Hunt Advantage Group, LLC with firm upfront pricing at no cost, but also the preliminary designs needed to begin construction immediately.

In addition to the upfront cost information provided during the proposal phase of the project, ARCO value-engineered the initial site and design layout in order to decrease overall cost and maximize efficiency.
Additional geotechnical testing at ARCO’s recommendation revealed rock challenges on the initial site selected for the facility. By relocating the facility to a different part of the site, additional site work and foundation costs were avoided. Structural steel costs were saved by changing the original two-story office concept to a single-story layout. ARCO also provided value-engineering solutions regarding fire suppression and warehouse space utilization.
Because ARCO’s design/build methodology combines quality of design and construction, management of expense and adherence to schedule into a single point of responsibility, we were able to add to the construction process every step of the way.
One of the kudos I would like to add, is your process of proposal, to contract, change orders, and impeccable follow up on details. Your Project Manager, Ethan Kroh, was simply remarkable. We did take our time on decisions and we would throw changes or curve balls, but Ethan and the ARCO team always came through. The process was easy to follow, managing the budget costs were simple, and the details were straight forward. We especially appreciated the alternatives and value engineering that your team offered as considerations for our team to think about. Jennifer on the design team at GMA, really understood our culture and needs. The ARCO leadership team, including Brandon Lemmons, checked in at the right times and was very helpful to make sure we were satisfied throughout the journey.
When we had issues, we really felt like there was teamwork to see all sides of the problem and come to a win-win solution. I felt that I needed to express this to you, so that others may have confidence in knowing that ARCO has expert skill and high integrity. I would highly recommend ARCO National to others. This facility is a state-of-the art distribution center for Hunt Brothers® Pizza as a brand and as a master distribution center for Hunt Advantage Group, LLC.
