Designed and built for DHL, this project is a 600,000-square-foot cold storage facility in Jacksonville, Florida.

This project consists of an approximately 600,000 SF cold storage facility developed on a 44-acre site to support high-volume refrigerated distribution operations. The facility includes an approximately 480,000 SF 36°F cooler, a 110,000 SF dry warehouse, and a 10,000 SF office, integrated into a large-scale logistics and cold storage layout.

The building is constructed using exterior tilt-up concrete panels with insulated metal panel systems and is designed with a 38-foot clear height to support high-density racking and automated material handling. Shipping and receiving operations are supported by sixty-four dock positions and two drive-in ramps, allowing efficient inbound and outbound product flow.

Refrigeration is provided by a Freon refrigeration system, coordinated with building envelope performance and temperature-control requirements. Electrical infrastructure includes three separate 4,000-amp electrical services along with full-building generator backup, supporting continuous operation of refrigeration, warehouse systems, and logistics equipment.

The roof assembly consists of a 60-mil TPO roof system and was designed as a solar-ready roof to support future renewable energy integration. The facility also incorporates a layer picker system to improve order fulfillment efficiency and pallet handling operations. The project is being delivered with sustainability goals in mind and is pursuing LEED certification.
