SPECULATIVE COLD STORAGE FACILITIES IN DENTON & SAN ANTONIO, TX
Designed and built for Cold Creek Solutions, these two speculative freezer/cooler distribution facilities are a total of 679,600 square feet.
These two large speculative cold storage facility projects were constructed to meet a range of temperature-controlled storage needs. Each facility is designed for flexibility, accommodating various freezer and cold dock requirements, with modern refrigeration systems and high-capacity electrical service. These projects utilize ammonia refrigeration systems for efficient temperature control, and they are built with steel structures and insulated metal panels, ensuring durability and energy efficiency.
The first project is a 305,000 SF facility, featuring a 237,500 SF freezer convertible between -20°F and 50°F and a 57,500 SF 38°F cold dock. The facility includes 6,000 SF of office space, 48 dock positions, and two drive-in ramps. It has a 48-foot clear height and is constructed with a shallow foundation system. The roofing insulation is R-48 throughout the warehouse and R-32 at the cold dock. The facility is powered by a 4,200-amp electrical service.
The second project is a 374,560 SF facility, offering a 45-foot clear height in the warehouse and 28-foot clear height at the cold dock. The fully convertible freezer supports temperatures ranging from -20°F to 50°F. It includes 53 dock positions with vertical storing levelers, a Quell fire protection system, and a dual diesel pump water storage tank. The facility sits on a 23-acre site with 68 trailer parking locations and 147 car parking spaces.
