ARCO National Construction has completed a 175,760-square-foot speculative warehouse with partial tenant improvements for Scannell Properties and Daikin in Ocala, Florida. The project was developed to support industrial growth in the region while establishing infrastructure for future business park expansion.
Constructed on a 105-acre site, the development included extensive land clearing and site preparation, along with approximately 25 acres of stormwater detention ponds to support long-term site functionality and drainage.
The warehouse was constructed using tilt-up concrete and structural steel framing and features a 32-foot clear height. The facility includes 16 dock positions, three drive-in ramps, and three storefront glass entries to support flexible tenant operations. The building is designed with 52-foot by 50-foot column spacing to accommodate a range of industrial users.
Partial tenant improvements were completed for Daikin to support its operations within the facility. The building is equipped with 3,000 amp electrical service, a TPO roof system, and an electric fire pump.
Site improvements include 101 car parking spaces, a 12-inch water main extension, an 8-inch sanitary sewer extension, and roadway improvements to support access and circulation throughout the development. Additional infrastructure work included overhead and underground power and fiber extensions, positioning the site for future development within the business park.
The completed warehouse provides a modern, flexible industrial facility while supporting both current tenant needs and long-term expansion opportunities within the Ocala market.
