Background
Hewlett Packard required an expansion to its Chippewa Falls facility that would support continued operational growth while maintaining strict standards for its risk management team. Partnering with Realty Income Corporation, the project called for a design-build team capable of balancing technical requirements, construction efficiency, and an accelerated schedule.
Project Challenge
The facility expansion design needed to satisfy Hewlett Packard’s rigorous risk management requirements, requiring an economically conscious approach without compromising construction or operational quality. Additionally, the accelerated schedule made early planning and strategic execution critical to the project’s overall success.
Project Role & ARCO's Scope
ARCO worked closely with Realty Income and Hewlett Packard to evaluate each component of the facility through the lens of constructability, cost, and schedule.
Optimizing Risk Management Requirements
Evaluated multiple construction approaches to achieve Hewlett Packard’s design intent while improving constructability and controlling costs.
Accelerating the Construction Schedule
Timed mobilization with favorable weather and strategically front-loaded manpower to quickly establish the building pad, a critical step in ensuring the project remained on schedule.
Proactive Weather Management
Planned and managed site operations to mitigate weather impacts, resulting in essentially no weather-related schedule delays.
Execution
Before construction began, ARCO evaluated multiple approaches to achieve Hewlett Packard’s design intent while identifying the most efficient construction methods. This collaborative preconstruction process allowed the team to reduce unnecessary complexity without compromising performance or the client’s operational standards.
To accelerate construction, ARCO strategically timed mobilization to coincide with favorable weather conditions and front-loaded site manpower during the early phases of work. By rapidly establishing the building pad and maintaining proactive site management throughout construction, the team minimized weather impacts and kept the project progressing according to schedule despite challenging conditions.
Outcome
The project was delivered on-time, demonstrating the value of early collaboration, constructability-focused planning, and proactive project management. By aligning design decisions with construction strategy from the outset, ARCO has helped maintain schedule certainty while supporting Hewlett Packard’s operational goals.
