Utilizing a tried and true design/build methodology, we proudly brought our clients’ visions to life on projects across industry types coast to coast in 2021. From processing space for the nation’s largest pizza chain to distribution facilities for major e-commerce players to a mixed-income apartment complex, ARCO took on even the most demanding projects, providing clients with cost-saving solutions and the very best customer experience. We attribute this year of superbly built facilities to the expertise of our staff, our ability to fully comprehend project scope, and a steadfast dedication to safety, quality, value, and schedule.

SCANNELL PROPERTIES | FIVE BELOW
858,000 SF Automated Distribution Facility | Phoenix, Arizona
With plans to double their store base over the next few years, Five Below partnered with ARCO to add much-needed distribution space to support its major expansion plans across the U.S. The 858,000 SF distribution facility features a fully conditioned warehouse, an automated material handling system with conveyors and mezzanines, and an 18,500 SF office. Located in the greater Phoenix area, the new facility will service the company’s current and future western stores and bring nearly 300 jobs to the region.
COLD CREEK SOLUTIONS
374,560 SF & 305,000 SF Speculative Cold Storage Facilities | Dallas & San Antonio, Texas
As demand for freezer/cooler space continues to rise, the traditional speculative industrial development environment has seen a national shift toward outfitting facilities for specialty users in the cold storage and food processing spaces. With two projects under construction in 2021, ARCO partnered with Cold Creek Solutions to put Texas at the forefront of this trend. Both facilities offer convertible storage designed to accommodate a range of temperature requirements, resulting in increased marketability to freezer, cooler, process, and dry space users. DOMINO’S PIZZA
59,870 SF & 111,734 SF Food Distribution & Processing Facilities | Katy, Texas & Indianapolis, Indiana
ARCO is proud to call Domino’s Pizza a Raving Fan! In 2021, ARCO completed a 59,870 SF processing facility for Domino’s and developer partner, National Property Holdings in Katy, Texas. The state-of-the-art supply chain center features automated technology, including ingredient batching, mixing and portioning, weight adjustment, tray stacking, and spiral coolers, which is capable of producing up to 40 million pounds of dough annually. ARCO also began construction on a second project for Domino’s in 2021 – a 111,734 SF processing facility in Indianapolis.
CITY FURNITURE
1.2 Million SF Furniture Distribution Facility & Showroom | Plant City, Florida
Construction continued throughout 2021 on a 1.2 million SF distribution facility and showroom for repeat client, CITY Furniture! The 87-acre development will feature a 1,011,107 SF heated warehouse and a 188,890 SF, two-story showroom. Located between Orlando and Tampa in Plant City, Florida, the new facility will house the company’s regional corporate office and is expected to bring 500 new jobs to the region. This is the second project ARCO and CITY Furniture have partnered on, previously completing a 250,000 SF distribution facility and showroom in Ocoee, Florida, in 2019.
SCANNELL PROPERTIES | WATSON-MARLOW FLUID TECHNOLOGY GROUP
150,000 SF GMP Manufacturing Facility | Devens, Massachusetts
ARCO began construction in late 2021 on a state-of-the-art manufacturing facility for repeat developer client, Scannell Properties and end-user, Watson-Marlow Fluid Technology Group! The 150,000 GMP manufacturing facility will feature eight ISO14644-1 Class 7 cleanrooms, compressed air, nitrogen and vacuum process piping, and more. The project will bring over 150 local jobs to the Devens, Massachusetts area, which was strategically chosen for its close proximity to Boston’s thriving life science hub.
BLUESCOPE PROPERTIES GROUP
Four Projects Totaling 950,000+ SF | Multiple Locations
In addition to local experience and expertise, ARCO’s Kansas City office supports clients with facility needs coast to coast. Our team partnered with repeat developer client, BlueScope Properties Group on four projects throughout 2021, including distribution facilities in Apopka, Florida, Englewood, Colorado, and Midway, Georgia. ARCO and BlueScope have previously completed 5 projects, including both speculative and build-to-suit developments for end-users such as Coca-Cola, Goya Foods, and Marine Fasteners. GATEWAY STUDIOS & PRODUCTION SERVICES
Multi-Studio Manufacturing & Production Campus | St. Louis, Missouri
In late 2021, ARCO broke ground on a new $130 million, 32-acre development in the St. Louis region for Gateway Studios & Production Services! Designed by GMA Architects – ARCO’s in-house architectural firm – the project will be the largest production services and rehearsal facility of its kind in the U.S. Gateway Studios will offer turnkey multi-studio manufacturing and production services for the live music, entertainment, and corporate event industries. The 52,500 SF Studio 80 features an 80-foot grid height and will serve as a practice facility for stadium-size tours. The campus will also have three additional state-of-the-art studio facilities, Studios 75, 65, and 50.
OVERLAND PROPERTY GROUP
272,000 SF, 10-Building Apartment Community Development | Denver, Colorado
ARCO Living Group began construction on a 272,000 SF, 10-building apartment complex for Overland Property Group in the Green Valley Ranch area of Denver, Colorado, in 2021! The Reserves at Green Valley Ranch is a mixed-income development featuring nine residential buildings, a clubhouse, and several amenities. An exciting addition to the City and County of Denver, the HUD supported project will address the area’s need for high-quality, affordable housing. The garden-style residential buildings will include 216 units of one, two, and three-bedroom apartments.
GULF DISTRIBUTING
163,500 SF Beverage Distribution Facility | McCalla, Alabama
ARCO Beverage Group made significant progress throughout 2021 on a 163,500 SF distribution facility for Gulf Distributing Co. in McCalla, Alabama! Once complete, the project will include a controlled temperature warehouse with 32′ clear height, draught cooler, office, point-of-sale area, loading canopy, sales room, repack/dunnage area, and sign shop. ARCO previously completed a 191,450 SF beverage distributorship in Milton, Florida for the company’s Goldring Gulf Distributing Co. division. SCOUT CAPITAL PARTNERS | FRESHLY
235,210 SF Order Assembly & Direct-to-Consumer Distribution Facility Retrofit | East Greenwich, New Jersey
In 2021, ARCO began construction on a 235,210 SF retrofit project for ready-to-eat meal services provider, Freshly and developer partner, Scout Capital Partners! Located in East Greenwich, New Jersey, once complete, the facility will provide order assembly space and storage, as well as direct-to-consumer distribution. As supply chain disruptions and market challenges persisted throughout 2021, there was a trend toward retrofit projects as growing food and beverage companies, like Freshly, sought to increase capacity quickly. MARCUS PARTNERS
104,375 SF Distribution Facility | Boston, Massachusetts
ARCO’s New England office partnered with repeat client, Marcus Partners on multiple projects throughout 2021, including a 104,375 SF distribution facility with Howland Development. Strategically located just minutes from downtown Boston, once complete, the facility will offer tenants convenient access to customers throughout New England. This is the fourth project Marcus Partners and ARCO have partnered to complete, including the company’s very first industrial development in 2019. We are proud to call Marcus Partners a Raving Fan!
STONEMONT FINANCIAL GROUP | MJB WOOD GROUP, LLC
500,000 SF Production & Distribution Facility | Bristol, Indiana
In June 2021, ARCO began construction on a new 500,000 SF production and distribution facility for end-user, MJB Wood Group, LLC and developer, Stonemont Financial Group! Located in Bristol, Indiana, the project will nearly double the company’s current capacity, allowing them to service more customers in the immediate region, as well as throughout the Midwest. Primarily dedicated to distribution and inventory of products, as well as some light manufacturing and assembly, the project will include new equipment and capabilities for MJB to support the RV industry, as well as its other business sectors. The facility is also expected to employ over 100 people.
BCB DEVELOPMENT | HEARTLAND COLD STORAGE LOGISTICS CENTER
167,575 SF Speculative Cold Storage Facility | Liberty, Missouri
ARCO’s Kansas City office broke ground on the Heartland Cold Storage Logistics Center in 2021 for developer, BCB Development. Located in Liberty, Missouri, the 167,575 SF speculative cold storage facility is the first of its kind in the Kansas City region – one of the largest and fastest-growing food and beverage logistics hubs in the U.S. The central location will be especially beneficial for future food company tenants as it offers product distribution reach to 85% of the national population in just two days.
INDUSTRIAL COMMERCIAL PROPERTIES
Two Projects Totaling 1M+ SF | Springfield & Warrensville Heights, Ohio
ARCO’s Ohio Valley office partnered with Industrial Commercial Properties on two projects in 2021, including a 302,000 SF distribution facility and a 695,000 SF shopping mall to multi-tenant distribution facility conversion. This unique project type represents another growing trend in industrial development seen over the past couple of years as developers seek to attract e-commerce retailers with facilities located near large population centers. With traditional brick-and-mortar retail on the decline, vacant shopping malls are becoming more attractive to developers as they offer prime location benefits and often have usable infrastructure, such as dock positions, already in place. DHL SUPPLY CHAIN
971,880 SF Distribution Facility | Memphis, Tennessee
In just 8 months, ARCO completed a 971,880 SF distribution facility for repeat client, DHL Supply Chain in Memphis, Tennessee! The project is home to a confidential outdoor consumer goods company end-user and features automated warehouse space and a 12,600 SF office. This project is one of many ARCO and DHL partnered together on throughout 2021 and adds to a growing portfolio totaling over 16 million square feet of space spanning more than 25 years.
LSL MANAGEMENT
58,647 SF Cannabis Cultivation Facility | St. Louis, Missouri
In 2021, ARCO completed a 58,647 SF cannabis cultivation facility for LSL Management – a vertically integrated medical marijuana company licensed to cultivate, manufacture, and distribute locally grown infused marijuana products. The climate-controlled greenhouse supports year-round crop growth and features a state-of-the-art integrated horticulture control system for automated, programmable activation of lighting, HVACD, light deprivation, roof vents, and irrigation components. ARCO also began adding 8,000 SF of processing space to the facility.
ACCELERATE 360
455,220 SF Automated Distribution Facility Tenant Improvement | Kansas City, Missouri
ARCO’s Kansas City team completed a 455,220 SF tenant improvement project for Accelerate 360! The distribution facility features a state-of-the-art automated storage and retrieval system (ASRS), new conveyor systems, and automated equipment for carton assembly. Because of its strategic location within the greater Kansas City region and advanced technology, the facility will serve as a centralized hub for the company’s nationwide distribution network. Additionally, the project is expected to bring more than 165 new jobs to the local market.
THE CHEFS’ WAREHOUSE
242,000 SF Food Processing & Distribution Facility Retrofit | City of Industry, California
ARCO’s Pacific Coast team is excited to partner with repeat client, The Chefs’ Warehouse on a 242,000 SF cold storage facility retrofit in City of Industry, California! Once complete, the previously empty warehouse will be transformed into a state-of-the-art foodservice facility featuring multiple temperature zones, production space, and a commercial kitchen. This is the second project ARCO and The Chefs’ Warehouse have partnered to complete and is set to finish in early 2022.
LATITUDE 36 FOODS
Two Projects Totaling 300,000+ SF | Fairfield, Ohio & Corona, California
In 2021, ARCO’s Ohio Valley office began an ongoing partnership with Latitude 36 Foods – a leader in portion-packed goods and salad condiment kits. In addition to completing a 42,215 SF box-in-box cooler addition in Fairfield, Ohio, ARCO also partnered with Latitude 36 on a 253,702 SF cold storage and food processing facility tenant improvement currently under construction in Corona, California. Once complete, the project will feature approximately 75,000 SF of production space, a 55,000 SF dry warehouse, and just under 90,000 SF of temperature-controlled storage. We are thrilled to help Latitude 36 Foods expand their growing business nationwide and look forward to many more future projects together!
KCAS BIOANALYTICAL & BIOMARKER SERVICES
67,950 SF Office & Laboratory | Kansas City, Missouri
ARCO’s Kansas City office began construction on a new office and laboratory for repeat client, KCAS Bioanalytical & Biomarker Services – a contract research organization that provides bioanalytical services to the pharmaceutical, biopharmaceutical, and animal health industries. The 67,950 SF project will accommodate the company’s rapid growth as they continue to hire the industry’s top scientific talent. Once complete, the facility will feature 39,000 SF of office space, 20,000 SF of biosafety level II laboratory space, and 9,000 SF of freezer and cooler space.
STANDARD BEVERAGE COMPANY
117,880 SF Beverage Distribution Facility Expansion | Lawrence, Kansas
The ARCO Beverage Group team partnered with Standard Beverage Company to expand their growing business with a 117,880 SF project in Lawrence, Kansas! The distribution facility expansion features an automated warehouse with two 3-level pick modules and a 2-level bottle room, an enclosed dock, and multiple office spaces. We are thrilled to be part of this exciting project and look forward to its completion in 2022!
