ARCO National Construction completed a 207,385-square-foot cold storage facility for Cypress Cold Storage in Springdale, Arkansas. The project includes a 103,190-square-foot -5°F freezer, a 29,160-square-foot 36°F shipping and receiving cold dock, a 26,090-square-foot -12°F blast freezer with 252 pallet positions and quick-freeze capability, multiple convertible freezer spaces, 8,450 square feet of office space, 21 dock positions, one drive-in ramp, an ammonia refrigeration system, coordination for a future rail dock, and max-density racking for more than 22,000 pallet positions.

While this was our first time working with ARCO, we knew we were in good hands based on their extensive experience in similar project types. From start to finish, ARCO’s cold storage expertise was beneficial and ultimately resulted in a facility that surpassed our expectations and met the needs of our growing business, as well as the needs of our customers.

ARCO’s ability to provide alternative solutions to improve overall cost-effectiveness and maximize square footage was truly invaluable. For example, ARCO redesigned the building, which resulted in a reduction of square footage by 15,000 square feet while simultaneously enhancing overall building efficiency and pallet position capacity. ARCO also found additional opportunities for cost savings after the project’s contractual budget was established, resulting in a multiple six-figure reduction of the contract.

Additionally, despite ongoing market challenges and supply chain disruptions, ARCO was able to help us manage material delays and ensured the project remained on schedule. Although we encountered switchgear delivery delays, ARCO completed the project early. This early completion enabled us to meet a crucial contractual date.

ARCO’s superior scheduling and project management skills were also evident in their successful coordination of the construction and installation of QFM blast modules, as well as their effective collaboration with the racking subcontractor to coordinate the installation of 22,000 pallet positions within a 16-week time frame. ARCO was able to seamlessly integrate the completion of these significant items for a simultaneous delivery and product-ready date aligning with the certificate of occupancy.
