Designed for Transitional Care of Oceanside, this project is an 55,000 square foot skilled nursing facility.
This project consists of an approximately 55,000 SF, two-story skilled nursing facility, developed on a 2.63-acre site. The facility includes 62 resident rooms with 120 skilled nursing beds and is constructed as an OSHPD 2 healthcare facility under I-2 occupancy and Type II-A (cold-formed steel) construction. The building includes a single-story administration component and a two-story resident wing, with the resident wing structurally classified as OSHPD 1 due to the construction type.
The facility is designed to support post-acute care, rehabilitation, and long-term skilled nursing services. Resident amenities include a large therapy area dedicated to physical, speech, and occupational therapies, along with multiple dining areas, recreational spaces, salon services, and gathering areas to support daily living and resident engagement.
Outdoor amenities include landscaped courtyards designed for recreation, therapy, and controlled outdoor access for residents. The project was delivered as a HUD Section 232 financed healthcare facility, requiring coordination with federal healthcare financing and construction standards. The facility was engineered to provide durable healthcare construction, regulatory compliance, and a supportive rehabilitation environment for residents and staff.
