ARCO National Construction recently completed two cold storage facilities totaling more than 700,000 SF for repeat client, Cold Creek Solutions in San Antonio and Denton, Texas. The fully-convertible cold storage facilities were designed to accommodate a range of temperature requirements and feature ammonia refrigeration systems, cold docks, office spaces, and steel structures with insulated metal panels.

The developments provide the rapidly growing state of Texas with much-needed temperature-controlled space along the I-35 corridor as a lack of inventory and aging infrastructure have left many tenants seeking strategically located options that are larger and more efficient. Cold Creek Solutions broke ground on the first facility in Denton in late summer 2021 followed by the San Antonio facility in early 2022 and immediately received a high level of interest from local and national cold storage users.

As a design-builder with extensive cold storage experience, ARCO was able to help Cold Creek Solutions navigate design decisions, material escalations, and supply chain disruptions, which was critical in avoiding major cost and schedule impacts.

Denton, Texas

374,560 SF Cold Storage Facility

``Cold Creek Solutions recently partnered with ARCO National Construction to complete two, new, state-of-the-art, fully convertible cold storage facilities – a 374,560 SF facility in Denton, Texas, and a 305,000 SF facility in San Antonio, Texas. ARCO’s extensive cold storage experience, national expertise, and design-build approach played critical roles in the success of both projects, helping us navigate market challenges, complete both projects on schedule, and meet the needs of our future tenants.

In a construction landscape that was full of challenging market conditions and supply chain disruptions, ARCO was able to help us manage material escalations and material delays. ARCO was proactive and secured long lead time materials early, including insulated metal panels, underfloor insulation, and condensing units, to prevent unwanted delays. They also strategically scheduled milestone dates to prevent wasted days and were able to complete both projects within one week of their original contract completion date.

Additionally, ARCO’s client-focused approach made us confident that they were focused on the best solutions for our business. Their organized project structure kept us constantly informed, and their open communication ensured that we always had all of the details upfront in order to make the best decisions during all stages of the projects.
