ARCO National Construction has completed a 533,520-square-foot build-to-suit distribution facility for O’Reilly Auto Parts in Fredericksburg, Virginia. The project includes a 25,000-square-foot mezzanine, 17,700 square feet of office space, and 7,300 square feet of retail store space.
Constructed using tilt-up concrete construction, the facility features a 40-foot clear height, 74 dock positions, and two drive-in ramps to support high-volume distribution operations. The building was designed with 56-foot by 56-foot column spacing and a 61-foot by 56-foot speed bay column spacing.
Site improvements include 70 trailer parking spaces and 528 car parking spaces, including 12 handicap spaces. The facility is equipped with 4,000 amp electrical service, overhead conveyors, and automated store distribution systems to support operational efficiency.
Additional building features include a 60-mil mechanically fastened white TPO roof system and an ESFR fire protection system.
