ARCO partnered with Frank B. Fuhrer Wholesale Co. to complete a new 350,439 SF state-of-the-art beverage distributorship in Pittsburgh, Pennsylvania. The new facility nearly doubled the leading beer distributor’s presence in the local market and will be home to its Fuhrer Eagle Sales & Service division. With a 211,647 SF controlled-environment warehouse, a 29,783 SF draught cooler, and a 21,833 SF ambient warehouse, the facility will handle a high volume of beer and other beverages for the division. The facility also features a 28,666 SF office and will house over 100 employees. The expansion effort comes in response to the company’s need for increased capacity, as well as accommodation for future growth.
The project was awarded the CoStar Impact Award for 2024 Pittsburgh Commercial Development of the Year due to the facility’s capacity to expand product lines and offerings as well as a better working environment for employees. The new facility will allow Frank B. Fuhrer Wholesale Co. to continue to expand as a significant driver of business and economic activity in the local market.
During construction, ARCO faced supply chain and weather-related challenges with the potential to significantly delay completion of the project. For example, procurement of the main electrical switchgear was going to be delayed several months, which would have delayed turnover of the building to the owner. However, ARCO was able to identify an alternative to purchase and redesign for the project to stay on schedule. The project also experienced 35 weather days, while only 15 were included in the original schedule. Despite these challenges, ARCO was able to maintain the project’s schedule and finish three weeks ahead of the revised contractual completion date.
Additional project details include a 26,520 SF drive-thru area, a 14,360 SF point-of-sale section, an 8,680 SF truck maintenance building, a 4,290 SF dunnage canopy, a 1,540 SF repack area, a 1,260 SF forklift room, and a 1,220 SF draught repair section. Supporting rooms include a 330 SF fire pump room and a 320 SF electrical room. The building features tilt-up construction with insulated metal panels at the CEW and a 36-foot clear height. Amenities include a training room with an operable partition and a fitness room for staff use.
