The Press Telegram Building

Designed and built for Millworks, this project is an 90,000-total-square-foot 5-story existing building restoration and office renovation.

This project consists of an approximately 90,000 SF restoration and office redevelopment of an existing five-story building, completed to modernize building systems while preserving key exterior and interior architectural elements. The scope included full restoration of the building envelope, structural integration upgrades, and a complete interior office buildout to support modern workplace requirements.

Exterior work included construction of two galvanized pedestrian bridges and full restoration of brick veneer on two building facades, improving long-term durability and weather resistance while maintaining the original architectural character. Interior improvements included a recreated historic lobby featuring exposed structural elements and polished tile flooring, providing a high-impact entry space consistent with the building’s original design intent.

The office layout was designed with perimeter enclosed offices and an interior open office environment, supporting both private workspace and collaborative functions. The project also includes an approximately 1,500 SF exterior terrace constructed with decorative pavers and landscape planters, providing additional tenant amenity space.

Mechanical and electrical upgrades include installation of energy-efficient VAV HVAC systems with direct digital building management controls, improving occupant comfort and operational efficiency. Electrical infrastructure includes a 1,600-amp primary power service to support modern tenant loads. Lighting systems include daylight-harvesting fluorescent fixtures with occupancy sensor controls, reducing energy consumption while maintaining required lighting levels. The project was engineered to deliver a restored, high-performance office environment with modern building systems and long-term operational reliability.
