Holganix

Designed and built for Holganix, this project is a 300,000-square-foot cold storage facility tenant improvement.

This project consists of an approximately 300,000 SF cold storage facility tenant improvement, including a 120,000 SF cooler retrofit designed to convert existing ambient space into temperature-controlled storage. The retrofit includes construction of four 30,000 SF 40°F coolers utilizing insulated metal panel systems to create controlled environments within the existing high-bay structure.

The warehouse maintains a 40-foot clear height, supporting high-density racking within the newly created cooler areas. Refrigeration is provided by an A2L Freon refrigeration system, engineered to meet performance and safety requirements. The scope also included installation of approximately 350 linear feet of catwalk and trench drain within the assembly aisle to support maintenance access and drainage.

Operational improvements include installation of twenty-four 12-foot by 10-foot high-speed door assemblies, improving temperature control and product flow between spaces. Electrical infrastructure includes a 2,000-amp electrical service to support refrigeration equipment and building systems. The project was executed on an accelerated schedule, requiring coordinated phasing, panel installation, and system commissioning to meet operational deadlines.
