Heartland Cold Storage Logistics Center

Designed and built for BCB Development, Heartland Cold Storage Logistics Center is a 170,000 SF speculative cold storage distribution facility.

This project consists of an approximately 170,000 SF speculative cold storage distribution facility designed to accommodate single-tenant or multi-tenant use. The building is configured to support flexible leasing scenarios and cold storage operations without requiring major structural modifications. Construction utilizes concrete tilt-up panels, providing durability, speed of construction, and long-term performance suitable for refrigerated distribution environments.

The facility is designed with a 32-foot clear height to support high-density racking and efficient material handling. Shipping and receiving operations are supported by twenty-two dock positions, two drive-in ramps, and two building entries, allowing for efficient traffic flow and operational separation if divided between tenants. Electrical infrastructure includes a 3,000-amp electrical service, providing sufficient capacity for refrigeration systems, material handling equipment, and future tenant improvements.

The roof system consists of a 60-mil TPO membrane with rigid insulation and is backed by a 20-year NDL warranty, supporting long-term durability and thermal performance. Exterior site improvements include twenty-four trailer parking stalls to support distribution operations and 208 car parking stalls for employees and visitors. The facility is situated on a 13-acre site, providing adequate circulation, parking, and expansion flexibility. The project was engineered to deliver a high-performance cold storage shell with operational efficiency, adaptability, and long-term asset value.
