First Street Flats

Designed and Built for First Street Flats, this project is a 110,000-total-square-foot apartment complex in Rodgers, Arkansas.

This project consists of an approximately 110,000 SF apartment complex with integrated commercial space developed on a 3.28-acre site. The development includes three three-story residential buildings totaling 121 units, comprised of studio, one-bedroom, and two-bedroom layouts, along with approximately 7,500 SF of renovated space incorporated into the overall scope. The site provides 140 parking stalls to support residents and visitors.

The project includes an approximately 4,000 SF amenity building and leasing office, serving as the central hub for property management and resident services. Community amenities include a pool and a dog park, supporting resident recreation and shared outdoor space.

The buildings are protected by an NFPA-compliant fire sprinkler system and were designed as a Net Zero Ready project, incorporating high-performance building systems. The development utilizes a TEAL centrally located heat pump hot water distribution system, improving energy efficiency and reducing long-term operational costs. The project was engineered to deliver durable multifamily housing with integrated sustainability features and modern resident amenities.
