Designed and built for Dr. Pepper Snapple Group, this project is a 860,200-square-foot FDA-certified beverage production and distribution facility.

This 860,170 SF FDA-certified production and distribution facility is engineered for high-performance manufacturing and logistics operations. The facility’s warehouse and receiving areas cover 461,670 SF, providing ample space for storage and material handling. The 355,850 SF production floor is designed for efficiency and compliance, including a specialized 212,970 SF sloped floor slab to accommodate specific production processes.

Office space within the facility spans 19,700 SF, creating a functional environment for administrative and operational tasks. An additional 8,680 SF mezzanine offers further flexibility for storage or workspace needs. Critical to the facility's infrastructure is a 4,590 SF ammonia room, supporting the refrigeration systems essential for maintaining controlled production conditions.

Exterior concrete tilt walls provide both strength and thermal efficiency, while hanging steel pipe rack supports facilitate the distribution of process piping throughout the production area, ensuring streamlined operations. The roofing system is designed for durability, with 45-mil and 60-mil fully adhered white TPO roof membranes offering enhanced insulation and weather resistance.

Logistics are optimized with 44 dock positions, allowing for smooth and efficient movement of goods in and out of the facility. With a focus on process efficiency, energy savings, and regulatory compliance, this facility is designed to meet the rigorous standards of FDA certification, positioning it as a key player in the production and distribution landscape.
