Designed and Built for Dodge Self Storage, this project is a 134,740 total square foot, 3-story self storage facility.

This expansive 134,740 SF, three-story self-storage facility exemplifies an integrated design-build process, addressing both technical and aesthetic demands for a high-quality result. Featuring 1,200 SF of office space, the project was challenged by site conditions, requiring site surcharging and construction through harsh winter weather, demanding strategic planning and adaptive methodologies. Constructed with a combination of light gauge and structural steel, the building showcases a durable metal panel façade accented with a brick veneer perimeter, along with four distinct brick veneer towers that add architectural depth and visual appeal.

The facility’s design-build approach covered a full range of services, including detailed architectural and engineering work and streamlined permitting to ensure an efficient project timeline. Extensive utility upgrades, including water, sewer, natural gas, and electrical services, were required to meet the facility’s operational needs. To optimize functionality for both tenants and operators, the building features fully climate-controlled loading docks, offering protection and comfort in all weather conditions. A centrally located drive-through aisle with overhead doors spans the building’s width from west to east, improving traffic flow and facilitating easy access for loading and unloading.

The facility’s layout and features are carefully designed to enhance customer convenience and operational efficiency, providing a modern and appealing storage solution in a robust, thoughtfully designed structure. Through careful planning and specialized construction techniques, this facility embodies a blend of resilience, accessibility, and thoughtful design to meet evolving storage demands.
