Designed and Built for Scannell Properties, this 130,000-total-square-foot repackaging and distribution facility is under construction for end user, Coca-Cola.

This project is currently under construction and consists of an approximately 130,000 SF repackaging and distribution facility for Coca-Cola in Halfmoon, New York, developed on a 16-acre site. The facility includes an approximately 90,000 SF warehouse, a 20,000 SF office, an approximately 10,000 SF mezzanine, a 6,000 SF truck maintenance bay, and a 8,000 SF cooler services area, supporting repackaging, fleet, and distribution operations.

The building is designed with a 28-foot clear height and 50 SF x 50 SF column spacing, allowing flexible material handling and equipment layout. Shipping and receiving operations are supported by twenty-four dock positions and one drive-in ramp. The structure consists of a steel frame with insulated metal panel walls and a shrinkage-compensating concrete floor slab, engineered for durability and long-term performance.

Electrical infrastructure includes a 3,000-amp electrical service, supporting repackaging equipment and building systems. The roof assembly consists of a 60-mil TPO roof system with R-30 insulation. Interior warehouse lighting is designed to deliver 30 foot-candles. Fire protection is provided by a K-17 ESFR sprinkler system supported by a 1,500 GPM electric fire pump.

Site improvements include 171 car parking spaces, 49 trailer parking spaces, and 15 van parking spaces, along with three retaining walls totaling approximately 4,000 SF. The site also includes five building entries serving fleet maintenance bays, cooler services, and warehouse operations. The project includes full site development across 16 acres and is being delivered to support high-throughput beverage repackaging and distribution operations.
