ARCO PROVIDES COST-SAVING SOLUTIONS FOR CARUSO SELF STORAGE
ARCO recently completed a 125,050 SF self storage facility in Revere, Massachusetts for Caruso Companies. After facing challenges with the original contractor chosen to complete the project, Caruso Companies partnered with ARCO.
The facility had already been under construction for five months when ARCO took over in 2018. After reviewing all drawings in the span of just two weeks, ARCO identified significant errors and omissions and provided value-engineering solutions which resulted in a $325,000 savings for the owner. Despite the foundations and geopiers being installed prior to ARCO’s start on the project, we established a design/build team to completely redesign the electrical, fire protection, HVAC and plumbing systems. Additionally, ARCO offered expert solutions for managing the 5-story masonry infill of the stair and elevator shafts after the steel was previously contracted to erect the entire building at once.
Throughout the construction process, ARCO worked through a number of challenges, including difficult New England winter weather conditions, electrical utility service issues, and city approval delays. Despite these challenges, ARCO was able to successfully complete the project and deliver a superior product. Not only did they value engineer various tasks from Day One, they dealt with and resolved numerous architectural and engineering issues while keeping our budget in line.
