Atlantic Food Distributors

This project, designed and built for Atlantic Food Distributors, is a 156,000-square-foot cold storage facility tenant improvement.

This project consists of an approximately 160,000 SF cold storage facility tenant improvement designed to support multi-temperature food distribution operations. The buildout includes a 20,000 SF 0°F freezer, a 20,000 SF 34°F cooler, a 20,000 SF dry warehouse, and a 10,000 SF 40°F cold dock, along with a 10,000 SF dry dock to support loading and staging. Additional temperature-controlled spaces include a 2,000 SF -10°F freezer and multiple small coolers ranging from 40°F to 60°F, providing flexibility for varied product requirements.

The facility utilizes box-in-box insulated metal panel (IMP) construction to maintain thermal separation and energy efficiency within the existing shell. Clear heights vary by function, with 35 feet at the warehouse and 25 feet at cooler and freezer areas, supporting efficient storage and material handling. Refrigeration is provided by a Freon refrigeration system, engineered to serve all temperature zones.

Dock operations are supported by seventeen dock positions, allowing simultaneous inbound and outbound activity. Electrical capacity is provided by a 2,000-amp electrical service, sized to support refrigeration, lighting, and material handling systems. The tenant improvement was engineered to deliver a flexible, high-performance cold storage layout while maximizing use of the existing building infrastructure.
