ARCO and Overland Property Group have collaborated on multifamily housing developments nationwide, creating communities tailored to their local markets and the residents who live there.

In the Denver market, ARCO delivered a mixed-income multifamily community designed to expand access to affordable housing while maintaining high standards of quality and livability. The ten-building, 216-unit development features nine residential buildings, a clubhouse, and state-of-the-art amenities. The HUD-financed apartment complex directly addresses the region’s growing need for high-quality affordable housing with 144 units dedicated to those earning less than the area median income (AMI). The development is unique in that it allows residents earning up to 80% of the AMI, a demographic that has been historically underserved, allowing tenants to remain in their homes longer despite incremental income increases.

In Conroe, Texas, ARCO and OPG collaborated on an affordable senior housing development that transformed a historic site into a modern residential community serving residents aged 55 and older. The three-story independent living facility features 47 units ranging from efficiency to one- and two-bedroom options with access to amenities including fitness, activity, and community rooms, a library, two sitting areas, a courtyard, and two balconies. Additional facility features include a concrete façade with brick accents and outdoor parking.

Most recently, ARCO completed The Reserves at Eagle Point in eastern Aurora, Colorado, an eight-building, 192-unit affordable housing development. The community provides a mix of one-, two-, and three-bedroom residences supported by extensive amenities and access to nearby open space, reinforcing both firms’ shared focus on resident experience and community integration.

Another notable project includes Anglers Four Hundred in Steamboat Springs, Colorado, a multifamily development that earned the 2024 Novogradac Development of Distinction Award for Rural Community Impact. Anglers Four Hundred features 75 units, ranging from one- to three-bedroom options, serving residents at 30 to 80 percent of the local median income. Situated in the heart of Steamboat Springs, the complex provides access to a variety of amenities, including grocery stores, restaurants, shopping, entertainment, schools, transportation, and the Core Trail, all within walking distance. The development is a prime example of how affordability can be achieved without sacrificing design, quality, or convenience.
