ARCO recently delivered the Morton Amphitheater for Live Nation, a premier outdoor entertainment destination that brings large-scale concerts and live events to the Kansas City region. Located on a 165-acre site in Riverside, Missouri, the approximately 16,000-seat venue was designed to support major touring productions while creating an exceptional experience for artists, guests, and event operators alike.

From extensive site development and complex infrastructure improvements to specialized venue systems and accelerated construction efforts, the project required innovative problem-solving and close coordination across a wide range of stakeholders. Through a design-assist approach, ARCO helped navigate challenging site conditions, evolving project requirements, and a demanding construction schedule to successfully deliver the venue in time for the 2026 concert season.

Delivering a Venue at Scale

Constructing a venue of this size required significant site development and coordination. Throughout the project, ARCO managed more than 360,000 cubic yards of imported soil, approximately 20,051 cubic yards of concrete, 2,505 tons of structural steel, 62 acres of asphalt paving, 8,970 linear feet of railing, and 4,437 retaining wall blocks.

The amphitheater was designed around a stadium-style outdoor auditorium bowl supported by an MSE Redi-Rock retaining wall system and covered by a nearly 100,000-square-foot canopy. The completed venue includes approximately 6,000 parking stalls, 40 trailer and tour bus parking spaces, 10 dock positions, and comprehensive site improvements including landscaping, irrigation, stadium-style parking lot lighting, and CCTV infrastructure.

In addition to the main performance venue, ARCO coordinated construction of 13 support buildings, including a VIP club, concession village, speed bars, box office, and administration facilities. Together, these spaces support both the guest experience and the operational needs of large-scale touring productions.

Value Engineering Solutions

Throughout the project, ARCO leveraged a design-assist approach to identify opportunities to reduce costs while maintaining the venue’s performance, durability, and long-term operational goals.

One of the most impactful solutions involved redesigning the auger cast pile foundation system supporting the main canopy and stage. Working collaboratively with project partners, ARCO optimized pile sizes and quantities while maintaining the required structural capacity, resulting in significant cost savings.

Additional value engineering initiatives included alternate pavement designs for parking lots and pedestrian areas, the use of recycled asphalt materials, alternative materials for private utility infrastructure, optimized electrical distribution systems, and revised architectural and structural assemblies tailored to the performance requirements of each facility. ARCO also evaluated alternate systems for dock equipment, concession shutter doors, and cast-in-place wall forms based on each area’s operational and aesthetic requirements.

These solutions helped control costs while preserving the design intent, functionality, and quality expected of a world-class entertainment venue.

Overcoming Complex Site Conditions

The Riverside site presented several significant civil and geotechnical challenges. Located near the river, the property featured a high-water table, unfavorable native soils, and decades of buried debris and miscellaneous fill. These conditions required surcharging operations, larger foundation systems, and ongoing attention to settlement-sensitive areas throughout construction.

Construction was further complicated by multiple 100-year weather events during both summer and winter months, creating difficult grading and access conditions across the site. ARCO adjusted construction sequencing, evaluated alternative backfill materials, and worked closely with trade partners to maintain progress despite challenging site conditions.

The team also coordinated with a petroleum company to lower an existing petroleum pipeline that crossed the site, allowing critical storm sewer infrastructure to be installed while protecting existing utilities and maintaining project momentum.

Schedule Management and Construction Acceleration

The project encountered significant scheduling challenges when procurement and installation delays associated with the venue’s signature canopy structure impacted the critical path schedule. Additional owner-driven scope changes further increased project complexity throughout construction.

To maintain the required opening timeline, ARCO implemented a strategic schedule management plan that included resequencing work activities, increasing manpower, adding around-the-clock shifts for critical trades, and leveraging relationships with subcontractor partners both locally and nationwide.

The team also identified alternative materials and construction methods that helped accelerate grading, concrete placement, and retaining wall construction throughout the amphitheater bowl. Alternative backfill materials, revised concrete mix designs, and the use of multiple ready-mix suppliers helped maintain progress, while alternate cast-in-place wall form systems accelerated forming durations and concrete placement activities.

Through proactive planning, continuous coordination, and disciplined execution, ARCO successfully maintained project momentum and delivered the venue ready for the opening of the 2026 concert season.

Coordinating Specialized Venue Systems

As construction progressed, ARCO coordinated closely with Live Nation and numerous owner-directed specialty contractors responsible for venue-specific systems, including audio-visual technology, lighting controls, stadium-style seating, premium seating areas, and other operational components.

Managing these overlapping scopes required continuous communication and collaboration to ensure all systems were successfully integrated while construction remained active across the broader site. ARCO’s ability to coordinate multiple stakeholders and simultaneous workstreams was critical to achieving a seamless final delivery.

The completed Morton Amphitheater provides Riverside and the greater Kansas City region with a premier live entertainment destination designed to support major concerts, touring productions, and community events for years to come.

Through strategic problem solving, value engineering, schedule management, and close coordination with project stakeholders, ARCO successfully delivered a complex venue despite challenging site conditions, evolving project requirements, and significant construction obstacles.
