ARCO National Construction has completed a 77,880-square-foot phased office renovation for Caterpillar in Griffin, Georgia. The project modernized multiple areas of the existing facility while maintaining ongoing operations throughout construction.
The renovation was executed across three phases and included demolition of existing office spaces followed by reconfiguration into updated work environments, support spaces, and amenities.
Phase 1 included a 15,275-square-foot renovation featuring 6,900 square feet of office space, a 4,200-square-foot cafeteria, and a 2,100-square-foot kitchen and serving area. The space includes four private offices and one conference room. The serving area was outfitted with new chain hoist security grilles and food service equipment, including refrigerators, hot tables, a rotisserie oven, and open coolers.
Phase 2 consisted of a 27,000-square-foot second-floor renovation, including 14,350 square feet of open office space, a 250-square-foot break room, and a 1,300-square-foot patio renovation. The phase also includes seven conference rooms and three private offices.
Phase 3 included a 35,605-square-foot renovation featuring 26,303 square feet of office space, a 4,310-square-foot atrium and lobby, approximately 3,200 square feet of computer and engineering labs, a 1,072-square-foot medical office, and a 702-square-foot merchandise store. The space includes 15 private offices and six conference rooms.
The renovated lobby incorporates perforated metal ceiling panels, cloud light features, an entry turnstile, an elevator remodel, and a curved glass security desk system. Additional improvements included renovation of two stairwells, upgrades to the exterior guard shack and façade, and installation of a walk-in freezer.
The completed project provides Caterpillar with a modernized facility designed to support collaboration, operational efficiency, and employee experience, while demonstrating ARCO’s ability to execute complex phased renovations within an active environment.
